Sarasota County offers three very different settings for a project. In Sarasota and its established neighborhoods, many homes are ready for a remodel, an addition or a new pool. On the barrier islands, from Longboat Key and Lido Key to Siesta Key and Casey Key, the Gulf sets the terms: flood elevation, coastal permits and salt air. South county, from Osprey and Venice to North Port, has growing neighborhoods and open lots for new custom homes.

Homeowners here often want the house, the pool and the outdoor spaces to work as one: a pool lined up with the main living area, a covered lanai or summer kitchen, and a screen enclosure scaled to the house. What to know before building in Sarasota

Every county and city has its own rules and conditions. We plan for them from the first drawing, so the permit and the inspections go smoothly.

    Barrier islands and the coastal line

    On Siesta Key, Lido Key, Longboat Key and Casey Key, many properties sit seaward of Florida’s Coastal Construction Control Line. Homes, additions, pools and some walls and decks there need a state permit in addition to the local one, and local coastal setbacks can also apply.

    Building above flood elevation

    In FEMA special flood hazard areas, a new home’s lowest floor must be at or above the required flood elevation. Depending on the zone, that can mean a raised stem wall foundation or a home on pilings with parking below. Large remodels of existing homes can trigger the same rules under the 50% rule.

    Groundwater and sandy soil

    Groundwater sits close to the surface in many parts of the county, and soils are often sandy. That affects excavation, how water is managed during construction and how the pool shell is engineered to resist groundwater pressure. It is also why a pool should never be drained without a plan.

    Wind design for the whole home

    The Florida Building Code sets wind-load requirements by location. We design roofs, windows, doors and screen enclosures for your site, and in many coastal areas windows and doors need impact-rated glass or shutters.

Do you work on Siesta Key and Longboat Key?

Yes. Island projects need careful planning. Most homes there must meet flood elevation rules, and work seaward of the Coastal Construction Control Line needs a state permit as well as the local one. Longboat Key spans Sarasota and Manatee counties, so we confirm the rules for your exact address.

Do you build custom homes in Venice and North Port?

Yes. We build on lots you own across south county, including Venice, Nokomis, Osprey and North Port. Before design, we review the lot’s flood zone, soil and deed restrictions, and whether it has central water and sewer or needs a well and a septic system.

Can you design the pool and outdoor living with my new home?

That is how we prefer to work. When the home, pool, enclosure and summer kitchen are designed together, the slab, plumbing, gas and electrical are planned once, and the outdoor spaces line up with the rooms they connect to.

Does a high water table affect my pool?

It can. Where groundwater is close to the surface, we plan for it during excavation and design the shell and its pressure relief for the site. Once a pool is built, draining it without a plan can let groundwater push the shell up, so we advise owners before any repair that needs the water out.

Can you remodel or add on to an older Sarasota home?

Yes. We remodel and add on to homes in established neighborhoods across the county. If the home is in a flood zone, we check the 50% rule early, because a large enough project can require bringing the whole home up to current flood standards.
