Building homes and pools in Manatee

Manatee County’s newer communities, such as Lakewood Ranch east of I-75 and Parrish north of the Manatee River, are full of recently built homes. Many owners add the pool and outdoor living after closing. Zeta Construction designs that part of the home: a custom pool and spa, a screen enclosure, a paver deck and a summer kitchen, laid out together for the house and lot you already have.

Closer to the water, Bradenton, Palmetto and Ellenton have established neighborhoods where a remodel, an addition or a pool renovation often makes more sense than starting over. On Anna Maria Island, projects range from updating an older beach home to building a new elevated home with a pool.

What to know before building in Manatee

Every county and city has its own rules and conditions. We plan for them from the first drawing, so the permit and the inspections go smoothly.

    HOA and architectural review

    Lakewood Ranch, Parrish and many newer Manatee communities have an HOA or architectural review committee that must approve pools, enclosures, summer kitchens and exterior changes before work starts. We prepare the drawings, materials and colors for that review, then apply for permits.

    Building on Anna Maria Island

    Most island lots are in a flood zone, so new homes and substantial remodels must meet flood elevation rules. Properties seaward of Florida’s Coastal Construction Control Line also need a state permit for homes, additions and pools. Anna Maria, Holmes Beach and Bradenton Beach each set their own local rules.

    Enclosures engineered for wind

    Screen enclosures are engineered to the Florida Building Code wind-load requirements for the site. A yard facing open water or a wide open area can see higher loads than one surrounded by houses, which affects the frame, the roof style and the connections. We size every enclosure for its location.

    Rural lots, wells and septic

    In eastern Manatee, around Myakka City and parts of Parrish, a lot may rely on a private well and a septic system. Their locations and required setbacks shape where the home, pool and driveway can go, and each needs its own approval. We map them out early in the design.

Do you build pools in Lakewood Ranch?

Yes, on both the Manatee and Sarasota sides. Lakewood Ranch neighborhoods typically require HOA or architectural review approval before a pool, enclosure or summer kitchen is built, so we prepare the plans for that review as part of the design.

Can you add a pool and summer kitchen to a new home in Parrish?

Yes. We design the pool, screen enclosure, deck and summer kitchen as one plan for your lot. Before design, we review your HOA rules, easements and the lot’s drainage plan, since the pool and deck have to work with the way your lot drains.

Do you work on Anna Maria Island?

Yes, in Anna Maria, Holmes Beach and Bradenton Beach. Island projects usually involve flood elevation rules, and lots near the Gulf may also need a state coastal permit. We confirm the requirements for your address before design and specify hardware and finishes made for salt air.

Are your screen enclosures built for Florida wind?

Yes. Every enclosure we build is engineered to the Florida Building Code wind-load requirements for its location, and that engineering is part of the permit. We also re-screen and repair existing enclosures.

Can you build a custom home on acreage in Manatee County?
