Building homes and pools in Hillsborough

In Tampa, many projects start with an older home on a tight city lot. In South Tampa, Seminole Heights and the neighborhoods around them, owners remodel and add on to homes built decades ago, or replace them with a new custom home. Zeta Construction handles both, and plans a pool that fits the lot when there is room for one.

Beyond the city, Brandon, Riverview, Valrico, Lutz and Westchase are full of newer homes in planned communities. What to know before building in Hillsborough

    City of Tampa or Hillsborough County

    Tampa, Temple Terrace and Plant City run their own building departments, while unincorporated areas such as Brandon, Riverview, Lutz, Westchase and Apollo Beach are permitted by Hillsborough County. Setbacks, pool barrier and fence rules and review times differ between them. We confirm which office and which rules apply to your address before design.

    Historic districts in Tampa

    Homes in Tampa’s local historic districts, such as Hyde Park, Seminole Heights and Ybor City, need design approval before the building permit for most exterior changes, including additions, new windows and demolition. We prepare the drawings for that review and design additions that respect the original house.

    Flood zones near the bay

    In FEMA special flood hazard areas, new homes and additions must meet flood elevation rules. For existing homes, the 50% rule applies: when the cost of an improvement or repair reaches half of the structure’s market value, the whole home has to be brought up to current flood standards. We check the flood zone and the numbers before design.

    Sinkholes and soil

    Hillsborough is one of the Florida counties where sinkholes are most common. For a new home, an addition or a pool, we recommend a soil test or a geotechnical report, so the foundation and the pool shell are designed for the ground under them.

Do you build new custom homes in South Tampa?

Yes. Many South Tampa projects replace an older home on a narrow lot. We review the zoning, setbacks, flood zone and any historic district rules for the lot first, then design the home, and the pool if there is room, to fit them.

Can you add a pool to my home in Brandon, Riverview or Lutz?

Yes. Most homes in these communities have room for a pool, a spa and a screen enclosure. We check the HOA rules, easements and soil first, prepare the package for the HOA and apply for the county permit once it is approved.

Do you work on homes in Tampa’s historic neighborhoods?

Yes. In a local historic district, the design of an addition or most exterior changes is reviewed before the building permit. We prepare the drawings for that review and plan the schedule around it.

Do you build on waterfront lots in Apollo Beach and Davis Islands?

Yes. Waterfront lots usually come with flood elevation rules, and many need a review of seawalls and drainage. We plan for both from the first meeting and choose materials that hold up to salt air.

Who pulls the permits for my project?

We do. Zeta Construction applies for permits under its Florida licenses: CGC1540964 for building work and CPC1461612 for pools and spas. Depending on your address, the permit is issued by the City of Tampa, Temple Terrace, Plant City or Hillsborough County.
